Building Plans

Feasibility Study:
Is it possible to build what I want? Our feasibility study includes a site visit from our surveyor to discuss your plans, from there an inspection will be made including some minor measurement taking. A call will be made to the planning office if required and a feasibility study will be created that will include the likelihood of your project being possible and whether it will be with planning permission or as permitted development including information on size and budget for design and build costs.


Planning Drawings:
Planning drawings are a set of plans required by the local planning department to give permission to build your project. They will be used to confirm whether you will need planning permission or whether you need a certificate of lawfulness (confirming the permitted development route).



Building Regulation Drawings:
These drawings contain technical information on the structural and material components of your build that are required to ensure the building is built to current building regulations. Building regulations are made up of guidance notes. We often use independent building control for building regulations because they pre-approve our ideas before submission and they are often easier to work with than local authorities, but the choice is yours of course.

This is a combined drawing for planning and building regulations in one, the most popular service we provide and everything you need to build your project. For all our planning related drawings we have at least one meeting with the council included in the price.




Builders Pack :
Combined planning and Building regulation drawings. Specification & Description of all labour and outline materials required; this puts you in control, an added management tool so no one can pull the wool over your eyes. This also includes a programme of works, a draft contract agreement for you and your builder, plus free ongoing advice at the end of the telephone.




Our approved Building Contractors:
Picking a suitable builder if you do not know them is pot luck. M2 design take the pain away again by recommending previously used builders that best suit your project, there is no point using a one man band for a £200k project and vice versa, a large builder for a new porch. M2 carry out our own prequalification process and have established relationships. We inspect previous work, carry out customer satisfaction with previous clients, check their references and keep current insurance data, and we even carry out finance checks to make sure they are all healthy companies.
